Terms of Use

Last updated October 13, 2026

By using EvictionNoticeMaker (operated by EvictionNoticeMaker (operated by [Company legal name], UAE)) you agree to these terms and to our legal disclaimer. If you don't agree, please don't use the service.

1. Not a law firm; no legal advice

We provide document templates, a deadline calculator and general information about state statutes. We are not a law firm, we are not lawyers, and nothing on this site is legal advice. Using the site does not create an attorney-client relationship. You are responsible for deciding whether a notice is right for your situation, for its accuracy, and for serving it lawfully.

2. Lawful use only

You must not use the service to:

  • serve a notice that contains facts or amounts you know are false;
  • harass, threaten or retaliate against a tenant, or discriminate against anyone protected by fair housing laws;
  • impersonate a landlord, property manager, court, sheriff or government agency;
  • replace a court process: a notice is not a court order, and self-help evictions (lockouts, utility shut-offs, removing belongings) are illegal in most places.

3. State information

State rules on this site are summaries of statutes as we read them on the date shown on each page. Laws change, courts interpret them, and cities, counties, rent regulation and federal programs can add requirements we do not cover. Always check the current statute.

4. Free plan limits

The free plan is limited to 20 PDFs per hour per browser to prevent abuse. We may change limits to protect the service.

5. Paid plans

A Single Notice is a one-time payment that unlocks Premium documents for one notice (the first notice you use it for), with edits and re-downloads for 30 days. Landlord Pro is billed yearly in advance and renews automatically until cancelled; you can cancel anytime and access continues until the end of the paid period. You can request a full refund within 14 days of payment. Prices are in US dollars. Payments are processed by Stripe. After checkout you receive a licence key; keep it private. Features marked "coming soon" are not part of what you pay for today.

6. Your content

You own the notices you create. Notice data stays on your device; see the privacy policy.

7. No warranty; limitation of liability

The service is provided "as is", without any warranty that a notice is valid, complete or suitable for your case. To the extent permitted by law, we are not liable for indirect or consequential losses (including lost rent, court costs or a dismissed case), and our total liability is limited to the amount you paid us in the 12 months before the claim.
